If you own a home near Lake Blue Ridge and want it featured here, list it with Gold Peach Realty, the North Georgia brokerage that publishes this guide. Its listings appear on our buying near Lake Blue Ridge page. Before you list, gather the paperwork lake buyers ask about first: your dock permit and what TVA controls along your shore.
What buyers will ask
On a TVA lake, buyers ask about the water before the kitchen. These are the questions to have answers for.
Is the dock permitted?
Building, changing or maintaining anything along a TVA reservoir shoreline, including docks, shoreline stabilization and vegetation removal, needs a TVA Section 26a permit (TVA). Find your permit, plus any later approvals for changes. TVA treats residential docks, piers, boathouses, and paths or steps under 8 feet wide as “minor” 26a projects, so even a modest dock has paperwork behind it.
How big is the dock?
Under 18 CFR 1304, residential docks, piers, boathouses and other water-use facilities are limited to a 1,000-square-foot total footprint, or 1,800 square feet in areas of preexisting development (TVA). A careful buyer will compare your permit with what is in the water, so measure the total footprint now.
What happens to the permit at closing?
When waterfront land with a permitted dock changes hands, the new owner must notify TVA within 60 days. TVA reissues the permit if the facilities are in good repair and meet the original standards. That makes the dock’s condition part of the sale, so fix what you can before you list, or disclose it.

What kind of shoreline is it?
The Chattahoochee National Forest borders roughly 80 percent of the lake’s 65 miles of shoreline (TVA), so buyers expect to ask what fronts your lot. Any activity on TVA-owned land needs TVA permission first, and where TVA holds only a flowage easement, the easement’s terms and the rest of 18 CFR 1304 govern its use. Our shoreline ownership explainer helps you describe it accurately.
Is any work permitted but not started?
A 26a permit expires if construction is not started within 18 months of issuance. If you hold a permit for work you never began, note its issue date for the buyer. Our 26a dock permit guide covers the details.
Water level and the dam study
Buyers who tour in winter will see a lower lake. In a normal year the level varies about 22 feet between summer and winter (TVA), so keep photos of your dock and shore at both levels. Our lake levels guide explains the yearly curve.
Buyers may also ask about the dam. As of October 2026, TVA says Blue Ridge Dam is safe for normal operations, that its safety study is scheduled to be completed during calendar year 2026, and that it has no active plans to change the lake’s seasonal levels (TVA). Point buyers to TVA’s page and our dam safety study explainer rather than guessing.
